Farm and ranch insurance: what may not be covered by a standard home policy

The short answer

Farm and ranch insurance may combine coverage for a residence, barns, equipment, livestock, farm vehicles and liability. A standard homeowners policy may not cover all farming activities.

Who may need this coverage

  • Owners of acreage with outbuildings
  • Cattle, poultry and livestock operations
  • Hay producers and row-crop growers
  • Anyone doing custom work for neighbors

Why it matters

Farm exposure changes with the season. Equipment values, stored crops and livestock counts move throughout the year, and the policy schedule has to keep up.

Situations in which it may be needed

  • A newly built shop or hay barn
  • A tractor or implement damaged in the field
  • Livestock lost to a covered peril
  • Someone injured while helping on the property

Risks of being uninsured or underinsured

  • Structures added after the policy was written and never reported
  • Equipment values that no longer match the schedule
  • Farm liability treated as personal liability
  • Borrowed or leased equipment left uncovered

What this coverage commonly helps protect

  • Farm dwellings, barns and outbuildings
  • Machinery, implements and mobile equipment
  • Scheduled livestock and farm personal property
  • Farm liability, including certain custom work

What it may not cover

  • Losses from disease or normal mortality in many cases
  • Equipment not listed on the schedule
  • Flood damage without separate coverage
  • Commercial processing or retail activity in some cases

Questions to ask your agent

  • Are all my structures listed and valued correctly?
  • Is my equipment covered on and off the property?
  • How is livestock valued at claim time?
  • Does my liability cover custom work for others?

A practical checklist

  • Walk the property and photograph every structure
  • Update equipment values before each season
  • Record livestock counts and identification
  • Report new buildings as soon as they go up
  • Review farm liability if you work for neighbors
